Precision Maintenance Checklist
Our comprehensive inspection is designed to mirror the care of a luxury vehicle, ensuring every component of your climate control system is operating at peak efficiency.
The Berkun Difference
A Maintenance Visit is Not a Sales Call.
Many companies use maintenance visits to find “problems” to sell you a new unit. At Berkun Air, our technicians don’t work on commission. Our checklist is designed to do one thing: Keep your current system running perfectly for as long as possible.
1. Electrical & Control Systems
- Electrical Connections: Tighten all connections and measure voltage/current on motors to prevent electrical failure.
- Control Sequence: Test the starting cycle and safety controls to ensure the system shuts down correctly if a fault occurs.
2. Mechanical & Cooling Performance
- Refrigerant Levels: Check for proper “charge” levels; an improper level can reduce efficiency by 20% and damage the compressor.
- Condenser Coil: Inspect and clean the outdoor coil to ensure maximum heat transfer.
- Evaporator Coil: Monitor the indoor coil for cleanliness and optimal cooling capacity.
- Compressor Operation: Measure the amp draw to ensure the “heart” of your system isn’t overworking.
3. Air Quality & Airflow
- Filter Inspection: Replace or clean air filters to ensure pristine indoor air quality and prevent system strain.
- Ductwork Audit: Visually inspect accessible ductwork for leaks or energy loss.
4. Drainage & Moisture Management
- Condensate Line: Clear and flush the drain line to prevent water damage and overflows, a common Florida issue.
- Drain Pan: Inspect for signs of corrosion or standing water that could lead to mold growth.
5. Lubrication & Wear
- Moving Parts: Lubricate all motors and bearings to reduce friction and eliminate mechanical noise.
- Belt Inspection: (If applicable) check for wear, cracks, or tension issues.
